Segambut Property: A Smart North KL Choice, But Not for Everyone

Segambut Property

When people search for North KL properties, most will immediately think of Mont Kiara.

But recently, I’ve been getting more enquiries about:

👉 Segambut property
👉 Duta North
👉 Whether staying in Segambut is actually a good idea

So instead of just telling you “it’s good”. Let me break it down properly.

1. Location Advantage: The “In Between” That Actually Works

One thing I always tell my clients:

👉 Segambut is a very strategic in-between location

From here, you can easily go:

This is especially useful if:
👉 You’re working in KL, but your life is still connected to the North side

Not many areas can give you this kind of balance.

2. Accessibility: One of Its Strongest Selling Points

Let’s talk about daily life.

Segambut is connected to:

  • DUKE
  • SPRINT
  • Jalan Kuching
  • PLUS / NKVE

👉 Meaning you’re not dependent on just one route

Plus:

  • KTM Segambut station nearby
  • Future MRT3 station will be coming
  • Easy access to multiple directions

For people who drive a lot:
👉 This makes a big difference over time

3. Duta North: Why So Many People Are Looking Here

If you’ve been researching Segambut property,
you’ll definitely see Duta North come up quite often, as it is closer towards the Mont Kiara area.

Reason is simple:

👉 It sits right next to Dutamas & Mont Kiara
👉 But the price entry is still more affordable

So for many buyers:
👉 It feels like getting “close to Mont Kiara” without paying Mont Kiara price

Not saying it’s the same, but:
👉 The positioning makes sense

4. Growth Potential: Backed by KL Metropolis

This is something long-term buyers usually pay attention to.

Segambut is very close to:
👉 KL Metropolis (MITEC area)

This is a large-scale development with:

  • Exhibition centre (MITEC)
  • Offices, retail, future commercial components
  • Ongoing expansion

So naturally:

👉 Areas nearby like Segambut & Dutamas will benefit over time

This is where:
👉 Appreciation potential comes in

5. Price vs Value: Why It Attracts First-Time Buyers

Compared to Mont Kiara:

👉 Segambut is still much more affordable

But you’re still getting:

  • Close proximity to premium areas
  • Strong connectivity
  • Future growth potential

So for buyers who:

  • Feel priced out of Mont Kiara
  • Still want North KL
  • Want a more comfortable entry point

👉 Segambut becomes a very logical choice

6. Who Is Segambut Suitable For?

From what I see, these are the typical buyers:

✔ Own Stay Buyers

  • Working in KL
  • Need access to both city & North side
  • Want something more affordable than Mont Kiara

✔ First-Time Buyers

  • Entry price is more manageable
  • Still within a strong location

✔ Investors

  • Targeting future appreciation (KL Metropolis effect)
  • Rental potential from nearby working population (Mont Kiara)

7. But Let’s Be Honest — Segambut Is Not for Everyone

This part is important. Because not every location fits every buyer.

❌ You may NOT like Segambut if:

1. You want a fully “atas” environment
Segambut is still developing.
It doesn’t have the same polished feel as Mont Kiara.

2. You prefer everything within walking distance
Some parts are not very walkable yet.
You’ll still rely quite a bit on driving.

3. You’re expecting immediate capital appreciation
Growth here is more gradual, tied to KL Metropolis progress.
👉 Not a “quick flip” kind of area

4. You’re very particular about surroundings & image
Some pockets of Segambut are still mixed (old + new developments)

👉 And honestly, this is why prices are still reasonable

Because once everything becomes perfect,
👉 price won’t be at this level anymore

My Honest Take

Segambut is what I call:

👉 A transition zone with upside

It’s not the most glamorous area today.
But it has:

  • Strong location fundamentals
  • Good connectivity
  • Real growth drivers (KL Metropolis)

And that combination is quite powerful.

So… Should You Consider Segambut Property?

If you ask me:

👉 Yes, especially if you’re exploring buying properties at North KL

But only if:

  • You understand what you’re buying into
  • You’re okay with the current environment
  • You’re looking at mid to long-term value

Not Sure If Segambut or Mont Kiara Fits You?

This is where most buyers get stuck.

If you’re currently:

  • Considering staying in Segambut
  • Looking at Duta North or nearby projects
  • Comparing North KL areas
